How much deposit do I need for a commercial property loan?

Most commercial lenders will fund 65% to 80% of the property value depending on the asset type and how the loan is documented, which means a deposit of roughly 20% to 35%. Owner-occupiers buying standard assets like offices, warehouses and shops generally sit at the higher end of lending appetite. We compare lenders to find the strongest structure for your deposit.

How is a commercial property loan different from a home loan?

Commercial loans typically involve lower maximum loan-to-value ratios, shorter loan terms, and rates that vary with the asset and the strength of your financials rather than a single advertised rate. Every lender also has different policies on asset types and documentation. That variability is exactly why a broker adds value in commercial lending.

Can my SMSF buy the premises my business operates from?

In many cases, yes. Commercial property that qualifies as business real property can be purchased by a self managed super fund and leased back to your own business at a market rent - one of the few situations where your super can hold an asset your business uses. Note that from 10 August 2026, new SMSF borrowing arrangements are generally limited to business real property. SMSF lending involves strict structuring rules, so we work alongside your accountant or financial adviser: we arrange the credit, they advise on the strategy.

What documents do I need for a commercial loan?

Full-doc applications use your financial statements and tax returns. Where financials are not yet available, some lenders offer lease-doc loans (assessed on the rental income of the property) or low-doc options. Which path fits depends on the deal - we will tell you upfront what each lender will want to see.

How long does a commercial property purchase take to finance?

Allow two to six weeks from application to approval for most straightforward commercial deals, plus settlement time. Valuations are the most common source of delay, so we order them early and keep the process moving with proactive lender follow-up.
