How much deposit do I need for my first home?

A 20% deposit avoids lenders mortgage insurance (LMI), but you do not need 20% to buy. Many lenders accept 10% or 5% with LMI, and eligible first home buyers can purchase with a 5% deposit and no LMI under the Australian Government First Home Guarantee, which brokers can apply for on your behalf. A family guarantor loan can reduce the required deposit further, in some cases to zero.

What government help is available for NSW first home buyers?

As at August 2026 there are three main supports: the First Home Guarantee (buy with a 5% deposit and no LMI, subject to property price caps), the NSW First Home Buyers Assistance Scheme (full transfer duty exemption below a price threshold and a concession above it), and the First Home Owner Grant of $10,000 for eligible new builds. Eligibility rules and thresholds change - we check the current settings against your situation as part of a free assessment.

What is the difference between pre-approval and formal approval?

Pre-approval is a lender indicating how much it is prepared to lend you, valid for around 90 days, so you can shop with confidence. Formal (unconditional) approval happens after you have signed a contract on a specific property and the lender has valued it. We prepare your file so the step from pre-approval to formal approval is fast.

How does a guarantor home loan work?

A family member - usually a parent - offers part of the equity in their own property as additional security for your loan. This can remove the need for a deposit and avoid LMI. The guarantee is typically limited to a portion of the loan and can be released once your loan balance falls below about 80% of your property value. Guarantors should obtain independent legal advice before signing.

How do construction loan progress payments work?

A construction loan is drawn down in stages that match your build contract - typically slab, frame, lock-up, fixing and completion. You pay interest only on the amount drawn at each stage, and the lender inspects or values the work before releasing each payment. We manage the paperwork for each drawdown so the builder is paid on time and your build keeps moving.

Should I refinance my home loan?

As a rule of thumb, if you have not reviewed your loan in the last two years it is worth checking. Refinancing can secure a lower rate, better features like an offset account, or release equity for renovations or investment. Can I use the equity in my home to buy an investment property?

Often, yes. If your home is worth more than you owe, many lenders will let you access the equity above an 80% loan-to-value ratio as a deposit on an investment property, avoiding the need for cash savings. The right structure matters for flexibility and tax purposes, so we coordinate with your accountant where needed.
